Cozy Attic TO Home Theater Oasis

Overview

When these homeowners first approached us, their 1922 attic was nothing more than unfinished, underutilized square footage. The original rough-sawn floors had not been maintained and made the space feel dusty and enclosed, while the skewed chimney that filled the space was more of an eyesore. But they saw its true potential—a secluded hideaway where they could immerse themselves in their love of film and television.

At Ken Spears Construction, we were thrilled to bring this couple’s vision to life. By thoughtfully blending practical functionality, timeless style, and personal touches, we crafted an inviting oasis perfect for movie nights, game days, and quality time with friends.

Challenges for the Homeowner

The clients aimed to transform their home’s attic into a functional and inviting movie theater while preserving its historical character. Their goals included maintaining original elements like the rough-sawn floor and offset chimney, incorporating concealed storage solutions, and allowing natural light through strategically aligned gable windows. They envisioned a space that would provide modern entertainment while honoring the home’s history and creating a meaningful retreat for shared movie nights.

How We Helped Them Reach Their Goals

This was a welcome challenge for the Ken Spears design team. To transform this raw space into a cozy, cinema-worthy retreat, we had to carefully balance modern upgrades with historical preservation.

This project involved building an interior room within the existing attic of the home. The intent was to keep as much original character as possible, so the original floors were retained and the unique angled chimney was incorporated as a focal point. At the start of the renovation, materials were stocked by removing an existing attic window and utilizing a boom truck to lift framing, insulation, drywall, and trim materials.

Insulated doors were installed to provide hidden storage, while strategically placed windows aligned with the attic gables to allow natural light to enhance the cozy atmosphere. The ceiling was finished with pine tongue-and-groove beadboard, adding warmth and character to the vaulted ceiling. Heating and air conditioning were addressed using a mini-split
system—an efficient and effective solution for the space. A handrail was also incorporated on the stairs leading to the attic to improve safety and bring the project up to building code.

Maximizing storage options was a high-priority goal. The attic’s perimeter was strategically walled off to create efficient storage solutions, maximizing the use of available space. Two insulated access doors provide entry to these storage areas from the theater room. One of the doors is a full-light design, allowing natural light from the exterior gable windows to
flow into the room, enhancing the space’s bright and inviting atmosphere.

The pièce de résistance of this space is undoubtedly the 110-inch projection screen, which serves as the focal point of the room.

Preserving the Past

Preserving the attic’s original character and history was a key focus of this project. During construction, inscriptions from previous homeowners, including names and dates, were uncovered, adding a meaningful connection to the home’s storied past. Our design team made sure to preserve these memories in the storage area of the attic, seamlessly blending historical authenticity with the theater room’s modern functionality.

Some of the inscriptions on the beams read:

  • “1972-1992 Neither of us wanted to leave”
  • “We too loved this house—left for Chicago”
  • “We put lots of Blood, Sweat, & Beers into this house!”
